Service & Fees
 
A.) Arranging Investment Mortgages
 

Fee : 0.5% of loan

  Initial discussion to introduce Buy-to-Let scheme / Explanation of mortgage options / obtaining quotations and a decision in principle from Buy-to-Let lenders / Issuing mortgage application form and assisting with its completion / Reviewing this and forwarding to lenders / Progressing to achieve prompt release of funds.
 
   
B.) Locating and Purchasing a Property
  Fee* : 1.5% + VAT of Purchase Price
  Advising on optimum size, type and location / Seeking out, inspecting, shortlisting and recommending / Negotiating lowest price inclusive of fixtures etc. / Instructing solicitors and leasing with vendors agents and solicitors to ensure prompt and efficient conveyancing / Instructing surveyors, reviewing survey and renegotiating if necessary / Agreeing exchange and completion dates, taking over keys to property, reading meters and opening utility accounts.
(*£350 per property downpayment at commencement).

   
C.) Furnishing and Preparation of Property
  Fee : 15% + VAT of Expenditure
  Preparing schedule and costing of any necessary improvements, e.g. repairs, redecoration, or modernisation - only if essential and at a minimum cost / Supervising, and approving works, paying contractors.
Preparing schedule and costing of recommended contents / Purchase and delivery of appliances, furniture, furnishings, bedding and kitchenwares (as appropriate) - all at lowest prices from approved suppliers with whom discounts and special rates have been negotiated.
   

D.) Letting and Management Service
  Fee : 15% + VAT of Rent Collected
  Comprehensive service as set out in Letting & Management and in detail in 'Notes on our Full Management Service' (available on request), such instruction to be for a minimum period of five years.

   
E.) Portfolio Management
  No Charge (5 or more properties)
  Year-end statement of account per property / Consolidated financial summary for tax purposes / Annual performance analysis and appraisal / Advice on future strategy.
   
 

Please note: Items A, B, and C above can be selected individual, at the client's option, whereas item D is mandatory.

Tenancy Agreements
(contribution by landlord)

First agreement £40 + VAT

Renewal agreement £30 + VAT

Inventory and Schedule of Condition
(as charged by independent inventory clerk, according to size of property and level of contents)

Inventory Make : from £80-£250

Check-in : Usually 50% of make charge

Check-out : (paid by tenants, and according to time spent).

Taxation
Preparation of figures for client's tax return - according to time spent by independent tax accountant.

 

Insurance
Buildings - according to post-code and re-building cost

Contents - from £110 per annum, according to number of bedrooms and level of contents

Rent Indemnity Gold Policy (covers 12 months - 3% of rent rent & legal expenses) (payable monthly)

Basic indemnity : from £95 p.a.
(3 months cover)

Legal expenses only : £85 p.a.

N.B. We receive insurance commissions on most policies arranged by us, but are not tied to one insurer.
