Our comprehensive Letting and Management service deals with every aspect, from locating and vetting a suitable tenant and accounting for rental income and expenditure, to ensuring the property is maintained in good condition throughout the investment period.

We use independent inventory clerks and also carry out periodic inspections of all properties ourselves.

 


Our Letting Service includes:
Advertising the property
Accompanying prospective tenants
Taking up tenant references, including full credit search
Preparing tenancy agreement*
Arranging inventories and schedule of condition*
Organising tenants check-in*
Holding security deposits (in bonded bank accounts)
Arranging insurance cover - buildings and contents (as required)*
Optional rent indemnity and legal expenses policies*

Changing utility accounts and reading meters (where accessible)

Arranging gas safety tests and checking compliance with fire/furnishings regs*
 
 
Management includes:
Receiving Rent (monthly)
Accounting to client (monthly)
Regular property inspections (4 monthly)
Liaising with tenants on all matters arising
Liaising with freeholders or their agents, insurance companies and other parties
Negotiating tenancy renewals and rent increases
Preparing renewal agreements*
Renewing gas safety certificates*
Serving appropriate notices on tenants
Arranging check-outs and negotiating deposit allocations

Deducting and paying overseas landlords' tax on rental income (unless exemption from deduction obtained)
Attending to routine repairs and maintenance (up to £250)*
Obtaining landlords consent to any necessary expenditure above £250*
Supervising periodic re-decoration and other major works* (+ supervision fee 15% + VAT)
