Strategic
Planning
We discuss your needs, identifying priorities such as rental return and/or
capital growth, before agreeing an acquisition strategy. Our investors
- private individuals and limited companies from the UK and overseas -
often seek to diversify from other forms of investment. They usually have
a common, long-term aim - to build up and maintain a profitable residential
portfolio in order to benefit from the resurgent London property market,
and the growth of the Private Rented Sector.
Mortgage
Finance
We can arrange mortgage funding of up to 80% LTV for most categories of
investor, from a range of UK lenders offering highly-competitive rates
of interest. This enables investors to 'gear-up' to maximize the opportunity
for capital growth, although we do point out that property values can
go down as well as up. We are licensed by the Office of Fair Trading in
respect of mortgage broking under the Consumer Credit Act, 1974.
Property
Search & Acquisition
We agree and execute a programme of property purchases, seeking out and
short-listing properties for the client's final scrutiny, before negotiating
the keenest- possible prices with the vendors or their selling agents.
We engage solicitors, arrange surveys, progress the purchase through to
completion, and take possession.

Preparation
& Furnishing
We prepare the property for letting, refurbishing and furnishing as required.
Our contacts with furniture suppliers and contractors enable us to deliver
quality products and good service, at the most competitive prices. As
well as saving you time and trouble, we ensure the property is prepared
in the most suitable way, with the tenant in mind.
Letting,
Rent Collection & Management
We then find suitable tenants -usually corporate or professional, and
always thoroughly vetted - collect rents and fully manage the property
into the longer-term. We inspect the properties regularly, carry out repairs
and periodic maintenance, and account to the client each month.
Portfolio
Management & Performance Analysis
In addition, we provide annual analysis of each property's performance,
and of the portfolio as a whole. We advise on future strategy, and provide
financial information for tax purposes. Loan interest is allowable against
rental income, which usually enables tax liabilities to be minimised.
