Our Services

As our clients have come to expect, Invest-in-property plc will carry out the entire purchase transaction for you, arrange stage payments and assist in the re-sale process, prior to or shortly after, completion.We make regular buying trips to the Costa del Sol, to inspect newly released development sites, often negotiating discounts and reserving selected properties.

These are then offered - with a full financial appraisal and projected payment plan - to clients, who usually make a fairly prompt decision to proceed, and pay a reservation deposit of approx £2,000 or £4,000.

Our Service includes:

Initial discussion with the client to establish objectives

Location and acquisition of the property

Appointment of Spanish lawyer on your behalf

Liaison with developer, lawyer (and selling agent if applicable)

Progressing the purchase during the construction period

Forward-buying currency and making stage payments

Re-sale of the property before completion, or

Arranging completion with mortgage lender and lawyers

Commissioning property either for owner’s use, or rental *

Arranging all necessary furnishings *

Subsequent rental and management of property *

FEE STRUCTURE

Full Acquisition Management

2.5% of the purchase price, or 1% + 10% of the capital growth on re-sale

Selling fee (payable to local agent)

to be negotiated

Furnishing and preparation (optional)

20% of amount expended

Letting and management fee (optional)

20% of gross rental income

All fees are subject to VAT/IVA at prevailing rates – currently 17.5% (UK), 7% or 16.5% (Spain)
